The Register of Estate Agents exisits to help the public to find any practicing agent employed in sales, aquisition, lettings or as domestic energy assessors. With no sign of the government licensing estate agents it is too easy for someone to set up as an agent and hard for the public to discover something of their reputation. We hope to change this in the near future using the Consumer and Estate Agent Redresss Act and the Ombudsman Code of Practice.

Individual estate agents or their firms may be members of the following organisations:-

    * The National Association of Estate Agents (NAEA),
    * The Royal Institution of Chartered Surveyors (RICS),
    * The Association of Relocation Agents (ARP),
    * The Association of Residential Letting Agents (ARLA) soon to be apart of the NAEA or
    * The Ombudsman for Estate Agents (OEA).

Like many professions, the actions of a minority determine the public perception of the majority. Whilst there are two principle ‘trade’ bodies, the RICS and NAEA, membership is not compulsory. The excellent Ombudsman for Estate Agents is also voluntary at present and covers firms rather than individuals. Consumer and Estate Agent Redress Act requires all firms involved in the sale of properties to sign up to a redress scheme. Currently there are two -  the OEA and Surveyors Ombudsman Scheme.

Since October last year all homes being rented out required an Emergy Performance Certificate or 'EPC'. From April 2009 all properties being marketed, regardless of when they were first put on the market will require a Home Information Pack which will include an EPC. Energy Assessors are going to look in your attic to check how much lagging you have and it will be important to be comfortable with who is looking around your home.

Finally, most of the profile of an agent surrounds their firm. You will be employing an individual and the standard of employee can vary within a firm. There has been a call within the profession for a register of those employed in property so that prospective employers can check the credentials of potential  employees.

The site is FREE to all to use but some agents pay to have enhanced entries that carry their logo, photograph and details of the c.v to help the public make an informed choice.
